I specialize in Owner Financing..I have sold many homes like this..The price is NOT higher. The interest rate is average 6% & payments only reflect a 30 year amortization… One point I am making is the PRICE is NOT higher with Owner Financing!! Thanks Jim
Jim, I appreciate the comment. The sales price of an owner financed home is based solely on the the seller and buyer negotiations. A traditional home sale is based on the same factors, BUT an appraisal is required by the mortgage company. If the sales price is over the appraised amount adjustments must be made to fix that, usually a lowered sale price.
