an option for any reason is a right that one can use or ignore. IF one wishes to use the
right, he must follow the conditions of the right.
YOUR lease should state "the tenant may exit early by buying out the condition of the
lease by paying x dollars no later than y date.
Interesting though, in the US, we don’t buy out an option to vacate early, we simply USE
the option. A buy out usually refers to having a right to buy a property that we are occupying
instead of continuing to be a tenant in that property.
